AucklandSet on a bush-clad site cascading to the water’s edge, this serene home is a modern retreat that embraces its coastal outlook while remaining firmly connected to community roots.
Working in collaboration with Jones Architects, at.space was engaged to craft a cohesive interior scheme, bringing together materials, textures, and detailing that respond to both site and lifestyle. The interiors draw inspiration from sweeping views back toward the city, ensuring each space feels anchored to its outlook. Sustainability was central to the client’s brief, with every element selected for its ethical and environmental integrity. The result is a clean yet tactile palette, reflecting what the at.space team describes as a “Scandinavia meets New Zealand” sensibility.

Outdoor living spaces were designed as informal ‘rooms’, extending daily life into the courtyard and poolside areas with a low-maintenance, highly liveable approach. Throughout, the interplay of materials creates moments of contrast and refinement, with textures and junctions celebrated as design features in their own right.
The plan unfolds along a north–south axis, carefully arranged to preserve the mature pōhutukawa at the heart of the site. A sheltered courtyard embraces its canopy, with the guest wing and library at one end of the home. A glazed gallery connects to the kitchen and living areas, which step gently down the slope toward the water beyond — a layout that works in harmony with the landscape.
